Application Requirements

Application Fee:

• $75.00 per adult (non-refundable).
• All applicants must be 18 years of age or older.
• The fee is due upon completion of the application.

Income:

• Must earn at least 3 times the monthly rent.
• Employment: Employed 6 months or more at current job in the Tyler area.

Proof of Income:

Submit three current pay stubs.

Credit Score:

A minimum of a 600 credit score is required (medical collections are not counted).

Rental History:

• No prior evictions.
• No outstanding debts to landlords or apartment complexes.

Co-signers:

• Not accepted.

Background Checks:

• A credit and criminal background check is required.

Children:

• Provide birth certificates for all listed children.
• If you are the custodian, submit a court custody order.

Deposit Policy

• Once approved, you must pay the security deposit within 48 hours.
• If unpaid within this timeframe, your application will be cancelled.
• Deposits are non-refundable if you cancel or otherwise decide not to move in.
